Weekday bookings are minimum of 2 nights.

Weekend bookings are a minimum of 3 nights.

Reservation Policy

A 25% non refundable deposit is taken on booking with full amount due 6 weeks prior to your stay.

Cancellation Policy

Cancellation

For your peace of mind and for a stress free booking we have put together the following:

Fully Refundable Price

We recommend you take out your own Travel Insurance to cover this.

Cancellations are covered as below:

a) Cancellations must be notified to us by email and must be made a minimum of 6 weeks before check in time.

b) If you cancel up to and including 6 weeks before check in date, you will receive 75% refund of the accommodation costs you have paid, including any optional extras.

c) Refunds will be made on the date of your departure.

d) Cancellations made after the 6 weeks of your arrival will not be refunded.

e) For this reason we do strongly recommend you take out your own travel insurance for UK holidays which covers booking cancellations.

Cancellation by us for reasons beyond our reasonable control (“Force Majeure”)

We won’t be deemed to be in breach of this Contract, or otherwise liable to you, by reason of any delay in performance or non-performance of any of our obligations in this Contract to the extent that such delay or non-performance is caused by circumstances beyond our reasonable control (for example if access to and use of our property is prevented by fire, flood, exceptional weather conditions, epidemics, pandemics, including without limitation COVID-19 (Coronavirus), SARS and any mutation or variation thereof or any similar virus or disease, destruction/damage, internet or other communications failure, blocked roads, war/terrorism, nuclear/radioactive disaster affecting us or our property) damage to the venue, loss of services such as electricity, gas, sewage, weather, fire or failure of sub-contractors or suppliers).

If for any reason beyond our reasonable control we are forced to cancel your Booking (or bring it to an end early) due to a Force Majeure Event affecting us or our property we will refund you the full amount of your remaining lodging costs based on the time of your Booking remaining. This will be the full extent of our liability and no additional compensation, expenses or costs (such as travel or replacement lodging costs) will be due or payable.

Gift Voucher Terms & Conditions

1. Gift Vouchers are valid for 24 months from issue date. The booking must be made within this time, but the stay can fall outside of it.

2. If the total value of your stay is greater than the Gift Voucher, the excess is the responsibility of the Gift Voucher holder.

3. If the total value of stay is less than the Gift Voucher, there will be no cash refund, but the difference will be reissued to you as a separate Gift Voucher.

4. Gift Vouchers will be deducted from the total value of the stay at point of booking.

5. Costs associated with travel to and from the chosen place are the responsibilities of the Gift Voucher holder.

6. Gift Vouchers may only be redeemed once, cannot be exchanged for cash, are non-transferable, and non-refundable

Swimming in the Lochan

Please feel free to use the Lochan for swimming, however this is entirely at your own risk and the owners of Tiny Home Borders accept no liability whatsoever.

Please be familiar with location of throw line and buoyancy ring.

Paddleboarding in the Lochan

Please feel free to use the Lochan for paddleboarding, however this is entirely at your own risk and the owners of Tiny Home Borders accept no liability whatsoever.

Life jackets are recommended for paddleboarding.

Please be familiar with location of throw line and buoyancy ring.

Bath

Please never wash your dog in the bath, or indoor shower, an outdoor tap and shower is supplied for this.
